$600--Room in spacious JP 3 bdrm—available Feb 1 or later

About our place:
We live on a leafy block on Chestnut Ave. in JP. Our apt. is on the bottom floor of a triple decker equidistant to the Green Street T station on the orange line and Centre St. (5 min. to JP Licks!). Big back porch, laundry in the basement, off-street parking, plenty of storage, hardwood floors.
Rent is $600/month + another $100-$150 for wireless, cable, oil, electric, and gas.
About the room:
It’s 10x13, has 2 windows and a closet, gets lots of morning sunlight. The current roommate has a computer desk, dresser, and full-size bed, although there’s room for more furniture.
About us:
Cristin is 34, straight, works for a human rights non-profit, gets outdoors as much as possible, attends lots of art events, is involved with other non-profits as a volunteer, bakes, cooks, watches a bit too much TV.
Sam (male), is also 34, straight, is a freelance videographer into music, films, radio, and other pretentious, artsy inclinations.
We are social and friendly, although we do most of our socializing elsewhere. We are both omnivores. Sometimes we hang out together but mostly have our own lives.
We also have 2 friendly, extroverted tabby cats.
About you:
You are 27+, M or F is fine, clean up after yourself, are very cat-friendly, pay your bills on time, are comfortable discussing inevitable minor roommate issues, and don’t have a lot of stuff—except for the available room, we’re pretty much set for furniture.
Although a small or medium-sized dog is potentially negotiable, we’re firm on no additional cats—one of our cats is very territorial. Also, anything in a cage is probably not a good idea—both cats are hunters. But they’re both dog-friendly!

Our current roommate is moving out Feb. 1, so ideally we are looking for someone who is available then. However, we can negotiate a move in date as late as Feb. 15—rent would be pro-rated. You would take over the outgoing roommate’s portion of the lease, which is up Aug.31. First and last month’s rent are required, but no security deposit.
If this sounds good to you, contact us and we can talk.
