Seeking 2-BR apt to rent starting this summer

My family will be moving to the Boston area this summer and are seeking an apartment, preferably in JP. Our ideal apartment would have most of these attributes:
-2 bedrooms or more
-pet-friendly. We have 2 extremely friendly & well behaved dogs but are learning that having more than 1 dog is an issue with some landlords.
-laundry in unit
-lease start date of July 1, though we have some flexibility
-rent up to about $2200, but negotiable based on combination of additional fees for parking, utilities, etc.
-safe storage for stroller & bike on ground floor, even if the unit is a walk-up

My husband will be doing two years of fellowships at Brigham & Women's so we would be open to a two-year lease if that's appealing to the landlord, but it's not essential for us.

Hi Joanna,

I own an apartment in Roslindale that will be available in July, if you are interested in living close to JP. My current tenants have just decided to buy a condominium, and will be moving out at the end of May or beginning of June. It is a two-bedroom, first floor unit in a two-family house, with a total square footage of about 1,100 SF. The unit does have laundry, as well as hardwood floors throughout, a formal dining room, a very large and updated kitchen a private porch, and small shared back yard. There is also a ton of storage available in the basement. Monthly rent is $1,450 (not including utilities), but I have typically reduced the rent by $50/month if the tenants are willing to take care of the yard and snow shoveling duties. Dogs are allowed, and there is a wonderful dog that lives upstairs who would likely love to have some new friends. It is very close to the center of Roslindale Village and all of the shops and restaurants, and is in a wonderful neighborhood.
